Pre-Listing Inspections - To better assist a home seller in obtaining their desired price, to help them to provide an accurate disclosure of the home systems, and to provide a prospective buyer with a realistic and comfortable presentation of the property, the Certified Home Inspector of Home Inspection Services of Missouri will perform a complete and impartial inspection and provide the seller with the information necessary to accurately describe the home.

 

Warranty Inspections - When you have your new home built, the builder will provide you with a warranty that is usually good for one year from the date you closedon the property. Don't let that warranty expire without having a complete inspection - alerting you as to what items will need your attention while the warranty is still in effect. We recommend that this inspection be performed not later than 30 days prior to the expiration date of the warranty to allow for any follow-up analysis that may be required.  If you live in Barry County, Missouri, or any other Missouri county with no building codes....this is an extremely important inspection that should not be overlooked.
 
 
 
FHA/HUD Permanent Foundation Engineer Certification -  Before the bank will lend the money on a manufactured home, an engineer must provide the bank with written certification that the home is properly set on a permanent foundation.  I am contracted with an engineering firm to provide these inspections for them and can arrange for the inspection and certificate.

Construction Draw Inspections  -  A Construction Draw Inspection is an invaluable, time saving tool for lending institutions and individual home building customers to ensure that monies are not released to the builder until that phase of construction is properly completed. An evaluation at each stage by a home inspector, who is familiar with building problems and procedures, is crucial for the customer to monitor the progress and quality of the build. All you need to do is provide us with the property address and schedule of the draw dates, and we will do the rest. At each phase, we will send a qualified inspector to evaluate the progress and take digital photos of the site. A report is generated (including photos) and available to you usually by the next business day.
